Units within the USC DPS patrol zone — the area most students prioritize for safety — consistently go first. Waiting until August to start your search usually means settling for whatever's left outside the zone or paying a premium for last-minute options.
Most summer availability near USC falls into two categories:
Co-living Houses (most popular) Fully furnished private bedrooms in shared houses, typically within the DPS patrol zone. These fill fastest because they combine affordability with move-in readiness — no furniture to buy, no setup costs.

Furnished over unfurnished — moving furniture into Los Angeles in August is expensive and logistically painful. Fully furnished units eliminate that entirely.
Lease start flexibility — confirm whether August 10 is a hard start date or if you can negotiate a September 1 start if you're arriving later.
