USC guarantees housing for all incoming freshmen who apply by the deadline. After freshman year, on-campus spots are limited and competitive.

  • Double room: approximately $1,800–$2,200/mo (including meal plan)

The catch: On-campus housing is guaranteed for freshmen only. Sophomores and above have to apply and are not guaranteed a spot. Many students get waitlisted or don't get their preferred housing type.

Move-in is also fixed — fall 2026 on-campus move-in is September 16–19, which means you're paying for the full semester whether you arrive early or not.


Off-Campus Housing Near USC

Cost On-campus includes utilities and meal plan but runs $1,800–$2,800/mo. Off-campus co-living starts at $1,154/mo with utilities often split separately.

Privacy On-campus dorms are typically shared rooms with communal bathrooms. Off-campus co-living gives you a private bedroom and in most cases a private or semi-private bathroom.

Safety Both options sit within or adjacent to the USC DPS patrol zone. Off-campus housing close to campus — within the Adams/Exposition/Vermont/Normandie boundary — gets the same 24/7 patrol coverage as on-campus.

Flexibility On-campus is semester-based with fixed move-in dates. Off-campus leases can start August 10, giving you two weeks to settle in before classes begin August 23.

Availability On-campus is not guaranteed after freshman year. Off-campus units near USC fill up as early as January for fall semester — the best units in the DPS zone go first.
